HUD Inspection Period & How to Deal With Utilities

ElectricityAfter you receive your ratified contract, you will need to take care of a few important items.

The most important item to take care of at this point is to arrange for your client’s inspections and of course get in touch with your lender to make sure your client’s loan is being processed properly.

Let’s talk about the inspection process.

  • First visit BLB Resources.com, click on Resources for Agents, and then click on the “Forms” tab and enter your state. Look for the Utility Activation Request Form, print it off and email it to the company listed at the top of the form. You must also include a $100.00 certified check from your client and mail that to the address on the bottom of the form making sure to include a copy of the form you emailed.
  • Wait until you have the Field Service Mangers permission.
  • Once you have permission, have your clients activate all the necessary utilities which may include gas, water and electricity.
  • Make sure that utilities are activated for only the 72-hour time frame listed on your activation form.
  • Go ahead with your inspection, remembering that all HUD Homes are sold “AS IS”.
